Key benefits of ARGUS EstateMaster

The Development Feasibility module provides you with an industry-recognised framework using a familiar spreadsheet interface to build your feasibility. Using one input sheet, you can enter all your information such as land purchase price, professional costs, construction costs, revenue and many more.

From there, you can set up your preferences and view all the locked-down calculations that sit behind the cash flow analysis. Development Feasibility will then create a summary of project returns showing your stakeholders key performance indicators such as development margin, the internal rate of return (IRR) and residual land values. You can also model finance structures to support your bank financing.

Once you have an approved feasibility model, you can import your Development Feasibility file directly into the Development Management module with all your inputs, preferences and cash flow ready to go.

Using the input assumptions sheet, you can add or update costs as they occur. Your forecast summary will automatically refresh and you can begin to see line by line cost and revenue items for your project, original budget vs. actual costs, the current forecast and variances to your budget.

Development Management also integrates with all third party accounting software, allowing you to set up your cost codes and map them back to your chart of accounts.  Then, you can directly import actual costs in real-time and monitor how your project is tracking from start to finish.

The Corporate Consolidation module gives you a corporate level view of your entire property development portfolio with consolidated cash flow forecasts, equity and debt funding needs.

With your development projects grouped into portfolios, you can easily see how much equity vs. debt you have across your portfolio, and detailed information to manage your funds better when sourcing the next acquisition.

You can also add feasibility models to your portfolio, and see the direct impact on your current projects. With a side by side view of your current projects and potential projects, you can easily see whether you should go ahead with the additional sites.
